
Position Function
Manage and grow a portfolio of high valued client relationships of loans and deposits accounts that meet established lending and operational policies and provides maximum profitability with minimum risk to the Bank.

Primary Accountabilities
Production Activities:
- Actively support the CRELD Team Leader’s marketing efforts to generate new loan production, deposits, fee income and referrals to other business units.
- Generate new commercial mortgages and construction loans to meet annual production goals and objectives.
- Originate new commercial mortgage loans and construction loans, deposits, and fee income from new and existing sources of business.
- Conduct face to face meetings with high quality loan and deposit customers and prepare detailed call reports for customer contacts.
Preliminary Review:
- Evaluate the borrowers and guarantors, prepare market research, discuss loan with Credit Administrator, prepare term sheets, review appraisal and environmental reports, review guarantor credit reports, review EDR screens and prepare environmental assessment questionnaires.
- Credit Approval Memorandum Preparation: Prepare CAM write-ups/review CAM write-ups by underwriters with clear, concise and timely loan request presentations that meet the Bank’s quality targets, lending policies, and guidelines and assess the credit strengths, weaknesses, and potential risks.
Loan Documentation:
- Review commitments letters, review title searches, review borrower documents, order and review loan documents, and review and sign-off on documentation checklist.
Loan Draws:
- Review construction loan draws and inspection reports, review line draws, obtain disbursement approvals, and approve collateral releases.
- Participate in commercial real estate business organizations and attend meetings and functions.
- Actively participate in Bank-sponsored community events.
Portfolio Management:
- Actively assist the Team Leader to manage the Lending Team’s existing portfolio of commercial mortgage loans, construction loans, and business deposits.
- Proactively manage customer relationships to meet commercial mortgage and construction loan runoff projections and CRELD deposit goals and objectives.
- Ensure assigned portfolio of loans is in compliance with the Bank’s credit policies and procedures.
- Keep abreast of trends and developments that may impact the quality of the assigned loan portfolio.
- Manage loan delinquents and maturing loans to ensure no administrative delinquencies of matured loans.
- Diligently monitored assigned loan portfolio to ensure risk-rating assessments are accurate with timely re-grades as appropriate.
- Prepare and review Term Loan Reviews to insure completeness and all issues addressed.
- Prepare and review Asset Quality Reviews to insure completeness and all issues addressed.
- Prepare and review Modification Memorandums to insure completeness and all issues addressed.
- Prepare and review Compliance and Risk Rating Validations to insure completeness and all issues addressed.
- Review annual property inspections and conduct follow-up actions as required.
- Review quarterly EDR collateral screens and conduct follow up actions as required.
- Diligently prepare customer call reports and update the CRIS systems for customer contacts.
- Monitor daily overdrafts for assigned customers.
- Complete checklist folders for loan downgrades to 4W or worse.
- Prepare portfolio management reports as assigned and provide updates for credits managed.
- Contribute to managing the Lending Team ticklers to attain the CRELD goal for 60+ days past due below 10%.
- Contribute to CRELD achieving satisfactory annual audit rating and FDIC examination reviews.
People Management:
- Assist the Team Leader to provide management guidance and mentoring to the Lending Team staff members.
- Assist in the management of staff work assignments and workflows.
- Assist in mentoring team staff development and advancement and insure alignment with personal development goals.
- Assist in raising skill levels and core competencies of staff members.
- In the absence of the team leader, manage the team leader’s responsibilities.
Minimum Qualifications
Education:
- Bachelor's degree in Business Administration or related field required.
Experience:
- 7+ years in commercial real estate lending/commercial lending and relationship management, or equivalent work experience required

Project Manager, Tenant Coordination
Position Summary
Working in conjunction with the VP, Management & Operations to manage projects across the Ward Village portfolio, including current and future projects, but not limited to the IBM Office building, Retail, Commercial Residential and Industrial properties, based on project requirements. Candidate is to possess leadership, communication, analytical and problem-solving skills ensuring Landlord and Tenant work, schedule, design, permitting, construction, and overall quality meets the project standards and expectations while collaborating with multiple stakeholders. Ability to manage multiple construction efforts in a high pressure, fast-paced environment is critical.
Candidate will act as the Landlord’s representative to outside stake holders including but not limited to General Contractors, Building Departments, local municipal utility districts, local health department and other local governmental authorities and constituents having authority, Tenants and their teams, requiring clear, concise and professional verbal and written communication at all times.
Additionally, candidate may act as Tenants’ representative to internal departments including but not limited to: Leasing, Development, Construction, Design and Production; and Company executives on as needed bases.
Essential Job Responsibilities:
- Communicate effectively with all team members, internal and external, to facilitate lease execution or project release.
- Coordinate all construction in operational buildings with the VP, Management & Operations to ensure the operational Tenants can function with little to no interruption.
- Review building documents to ensure premises delivery standards are consistent with lease agreement, deliverables and resolve any conflicts with tenant or project team.
- Communicate verbally and effectively the technical and design requirements with procedural milestones to Tenant representatives
- Produce schedule scenarios to support leasing and legal efforts during lease negotiations

- Prepare and solicit Request for Proposals (RFP), to include thorough analysis and review of RFP submission with bid evaluation meetings and recommendation of award
- Manage effective value engineering exercises to reduce cost without sacrificing program / quality or increase quality / program without increasing cost
- Prepare and coordinate contracts with internal Legal team
- Prepare and negotiate Change Orders.
- Review Landlord Work Exhibits (Exhibit B or C) and communicate conflict resolution options to the Leasing and Development Group as needed to support lease execution.
- Review Letter of Intent (LOI) with ability to determine scope beyond standard delivery and communicate information with internal Pre-Construction Department to estimate the differential cost.
- Complete and process design and constructability reviews of tenant or project document submissions and communicate corrections and modifications to meet established criteria and
- Review and process Invoices and Tenant Allowance (TA) to include Lien Waivers with internal payment procedures.
- Maintain and update regularly tracking systems utilizing HHC platforms to include milestone schedule updates, budget, tenant allowance and project updates
- Conduct field verifications to ensure completion of all agreed upon deliverables and facilitate/manage corrective actions as necessary.
- Effectively manage all aspects of the Tenant Coordination process including design and project management for both tenants required buildouts and landlord work.
- Work in collaboration with the Operations team on capital projects and special projects as assigned.

Sr Director of Development

Position Summary
The Senior Director, Development is responsible for supporting the growth of the company’s development and redevelopment strategies, and overseeing various projects within the company’s portfolio, while managing aspects of planning, entitlements, design, and construction. The successful candidate will be at the forefront of A&B’s efforts to grow the real estate portfolio and transform key assets. Specific Accountabilities:
- The role will work to identify development opportunities that fit within the A&B growth strategy

Executive Director
Duties Summary
The Hawaii Community Development Authority (HCDA) has statewide responsibility for the planning and implementation of community development programs for three areas designated as “Community Development Districts” by the Hawai‘i State Legislature: Kaka‘ako, Kalaeloa, and He‘eia. HCDA is public corporation attached for administrative purposes to the Hawai‘i State Department of Business, Economic Development and Tourism.
The HCDA Executive Director serves at the pleasure of the Authority which is comprised of four separate boards. The Executive Director, under the direction of the Authority and its three district boards, plans, organizes, staffs, coordinates and directs the daily operations of the HCDA. This position is also directly responsible to the Authority for the implementation of the Authority's policies and for carrying out the Authority's instructions; and prepares capital improvement program and operating budgets, deals with consultants, developers, landowners, tenants, community leaders and organizations, legislators, government officials, and other parties.
The Executive Director manages administrative and fiscal staff, engineers and planners, asset managers, and a public outreach specialist.
Minimum Qualification Requirements
- Knowledge: Demonstrated strong leadership skills in planning and implementation of plans and/or completion of projects and building and managing strong teams. Demonstrated excellence in communication skills which engage diverse communities to work together to develop and implement plans and projects that positively impact the community(ies) served. Demonstrated ability to interact with internal and external stakeholders while maintaining transparency and accountability.
- Skills/Abilities: Effective written and oral communication skills and the ability to efficiently communicate with persons or agencies that would be affected by or interested in a community development district project.
- Education: Bachelor’s Degree from an accredited four (4) year college or university in business administration, public administration, engineering, architecture, planning, or law. Graduate or professional degree in related field strongly preferred.
- Experience: Minimum of five years of managerial experience and demonstrated understanding of the principles and practices of management and supervision. Minimum of 5 years’ progressive administrative, managerial and negotiation experience and experience in legislative matters. Including extensive experience with the development of specific construction projects and/or the enforcement of public planning and zoning ordinances, rules or regulations.

Development Section Chief
The Hawaii Housing Finance and Development Corporation (HHFDC), the State of Hawaii’s primary agency for developing and financing affordable housing, is seeking a Development Section Chief. The Development Section Chief is responsible for directing the activities of HHFDC’s Development Section which includes evaluating development proposals, negotiating development agreements, administering the agency’s 201-H zoning exemption program, master-planning State lands to support development of affordable housing, underwriting and administering interim construction loans for affordable housing and infrastructure projects, preparing contract documents, leases and other real property documents, and reviewing and providing input on legislation.
Preferred Qualifications: Bachelor’s degree in architecture, engineering, planning, business administration finance or real estate. CONSTRUCTION ESTIMATOR:
Unlimited Construction Services, Inc. is an entirely locally-owned company committed to sustainable building in Hawaii. We are seeking a full-time individual(s) with a positive attitude eager to learn, grow and be an integral part of our team. As part of the Commercial/Residential Estimating team they will be assisting in preparing estimates and proposals through analyzing and generating quantity takeoffs from blueprints, job specifications and proposal requirements. To work under direct supervision, as well as, independently to estimate projects and divisional scopes of work.
Responsibilities:
- Assist Chief/Senior Estimator with bid and proposal preparation, performing accurate quantity takeoffs and analyzing subcontractor and vendor proposals for completeness of scope. Develop estimate formats in Timberline and/or MS Excel to conform to specific requirements of each project in an organized, comprehensive, and detailed manner.
- Collaborate with Chief/Senior Estimator and Operations Managers to develop realistic and competitive labor production rates for each project.
- Communicate with and solicit bids and proposals from subcontractors and vendors.
- Prepare construction duration schedules to establish parameters for general conditions and general requirements.
- Support and maintain estimating historical data files and estimating software including historical costs from projects, subcontractors, and suppliers. Track estimated cost vs. actual cost on awarded contracts as required – may include estimating pricing/extra work items, change orders, credit, procuring materials etc.
- Assist operations during preparation of inquiries and final evaluation of submitted bids as requested.
- Maintain technical knowledge by attending educational workshops and reviewing technical publications.

Skills & Qualifications:
